Project Details

Axis worked with Brent Council on a 3-year contract (commenced April 2017) to undertake work on their stock of 6,000 council properties. The £4.1million per annum contract will cover void property maintenance. However, within the contract, there is a provision for Axis to supply other repairs and maintenance for the Council’s properties. 

We organised and secured a team ready to manage the repairs and maintenance overflow. Our aim was to turn around the properties to the highest standard so that we can reduce new repairs significantly in the first year of tenancy. Upon receipt of the initial job order, the properties were visited and assessed with a specification raised within 24 hours.

Our team took on a wide scope of works. These works include asbestos surveys, electrical safety and smoke alarms checks, garden and rubbish clearances, cleaning of properties, metal security screening (when required) and issuing EPC energy performance certificates and internal decorations. 

Turnaround times for refurbishing voids back into a habitable standard were a maximum of 10 days for a minor void and max of 20 days for a major void. Our team carried out capital and improvement works, such as kitchen and bathroom installations, when required. In addition, we installed kitchens and provided floor coverings in properties that were used as temporary accommodation. This is alongside properties that house people affected by regeneration plans.

Working together with Brent Council, we concentrated our employment within the area to benefit the community. We offered apprenticeships and employment to local contractors. In conjunction, the works focused on the ethical sourcing of materials and reduction of pollution. There is an overarching focus on social values within the void property maintenance contract. Coupled with our own key values, this allowed us to develop our services and organisation within the communities that we work.
