Project Details

For our client, L&Q we commenced on a Major Works Programme in London which started in July 2023 and was successfully completed in September 2024. The cyclical refurbishment project involved 46 Victorian terraced blocks containing 140 fully occupied apartments. These Victorian apartments are home to vulnerable and general-need residents.

Our roof works included the removal and reinstatement of all old flat, pitched and Mansard roofs. We also replaced all Velux windows and skyline windows in landings and communal areas. We fully insulated the lots to meet current building regulators, significancy improving energy efficiency. As part of the project, we carried out professional asbestos removal from all roofs under carefully licensed provision to ensure safety and compliance.

We replaced all fascias, soffits, guttering (FSGs), and downpipes across the properties, ensuring long-term durability and protection against water damage. In terms of window and door replacement, the team removed and replaced all old sash windows and rear doors. We also upgraded all communal doors and replaced the Front Entrance Doors (FEDs) in each flat with Fire Safe Doors for enhanced safety.

Our internal works included installing new kitchens and bathrooms in 15 flats, improving the comfort and functionality of all these homes. The entire project was finished with painting and decorating, both externally and within all communal areas, ensuring the properties were visually refreshed and well-maintained.

As part of our Retrofit and Energy Efficiency Measures (EEMs), we conducted air tightness testing and 3D scanning to assess the energy performance of the buildings. We installed HDSF seals and Decentralised Mechanical Extract Ventilation (DEMV) extractor fans. These ventilation systems operate continuously, entering boost mode when lights are switched on, helping to reduce condensation, damp and mould issues. All these upgrades were completed in line with current building regulations, ensuring long-term sustainability and comfort for residents.

Care of Residents

These London apartments are home to vulnerable and general-needs residents. Our Resident Liaison Officers (RLOs) have taken great care to keep L&Q’s residents fully informed before and during the works to minimise their concerns and any disruption to their lives.

Our team hand delivered letters to each resident in their home. We have an office on site for drop in visitors and arranged face to face meetings whether it was in our office or at residents’ homes. We also communicated via regular newsletters, text messaging service and phone calls.
