Project Details

To provide new office facilities for the Inns of Court College of Advocacy, The Honourable Society of Gray’s Inn contracted Axis to conduct a complete reorganisation and refurbishment at basement, ground, first and second floor levels at their premises at 12 South Square.

Following a full strip out, we reconfigured the ground floor space to provide a new reception area, a DDA-compliant WC, a teapoint and two meeting rooms with a moveable partition wall between.

Our reconfiguration of the first floor provided an open plan office area, enclosed photocopier area, a private office, a teapoint and two unisex WC compartments.

And on the second floor we remodelled the space to create an open plan office area, unisex WCs plus shower, a private office and a small meeting room.

Creating a new DDA-compliant access from vehicular archway included adjustment to existing paving/roadway levels.

We installed mechanical ventilation to whole of ground floor and first/second floor lavatories and kitchen.

We stripped out all heating pipework back to risers and ran new copper heating pipework to serve the radiators and additionally stripped out and renewed all wired services.

And we finished up with fire compartmentation works and a spring clean of the basement.

Our precise scheduling of works minimised disruption, particularly around noise, to the tenants and their neighbours and satisfied our client’s requirements.

Benefits

  • Modernisation
  • Flexible space
  • Enhanced tenant satisfaction
  • DDA-compliant accessibility
  • Practical work environment
  • Continued use of historic building

“The tenant is really overjoyed at what we’ve achieved …

“Our working relationship with the site manager for this project was excellent. He [Axis’ Taylor Farrell] rang me at eight o’clock every morning to check I was happy and to just discuss any issues going forward.

“And really that carried on throughout the job. The very close working relationship meant that some potential problems were identified before they became an issue and solutions discovered and adopted. Through this collaboration, we were able to address any issues immediately, which meant that there were no delays to the project, and we achieved the standard we required.

“As with most projects, there was design development as the job progressed and Axis were very amenable to working with us to improve and enhance the design as we moved forward” – Richard Young, Director GHK Architects
