Axis wins Cladding Remediation Project at Cypress Court for Honeypot Lane Management Ltd
Honeypot Lane Management Ltd has appointed Axis to deliver fire safety remediation works at Cypress Court, a modern four-storey residential block in Brent, London NW9.
Main funding for the scheme is through the Homes England Cladding Safety Scheme (CSS). The CSS meets the cost of addressing life safety fire risks associated with cladding on residential buildings over 11 metres in height in England.
Detailed Fire Risk Appraisal of External Walls (FRAEW) reports in 2023 and 2024 found Cypress Court to contain combustible cladding and insulation that did not meet the latest UK safety standards.
Constructed in 2015, the 13m-high building contains multiple flats as well as commercial premises. Although the block is not classed as a High Risk Building under the Building Safety Act 2022, the reports concluded that remediation is essential to ensure full compliance and resident safety.
Scope of Works
The £5m 34-week contract will see us complete the full removal of existing combustible façade materials, including veneer timber cladding and PIR (Polyisocyanurate) insulation. We will replace these with A1 non-combustible cladding and insulation systems, along with compliant fire-stopping and improved rainwater drainage.
Our client carefully selected new cladding to retain the building’s original aesthetic and preserve its architectural identity while achieving strict fire safety and energy performance standards.
Key elements of the works include:
- Removal of combustible cladding and PIR insulation
- Installation of A1-rated cladding systems to existing reinforced concrete frame
- Replacement of rainwater pipes and improvement of façade drainage
- Installation of compliant fire-stopping to achieve effective compartmentation
- Works designed to maintain the building’s thermal performance
Minimising Disruption
Resident and tenant wellbeing is central to the project. Our dedicated Resident Liaison Officer will lead communications, supported by consultations, newsletters, translated materials, and weekly drop-in sessions.
We will schedule noisy works around residents’ needs and commercial tenants’ trading hours, put dust/noise suppression measures in place and maintain safe access routes at all times.
Our scaffold team will phase installation to minimise disruption, and our trusted local supply chain partners guarantee timely delivery of materials and mitigate risks of delay.
