Axis wins place on Notting Hill Genesis' new Empty Homes (Voids) Refurbishment Works Framework

Notting Hill Genesis (NHG) has appointed Axis Europe to its new 4-year Empty Homes (Voids) Refurbishment Works Framework 2025–2029, established to support the efficient refurbishment of empty properties back into safe, lettable homes, helping reduce void turnaround times and maximise housing availability.

The single-Lot framework has an estimated total value of up to £500 million, based on anticipated demand of approximately £13 million per annum. Its duration is four years, with an option to extend by up to a further four years.

Works will be delivered predominantly across Greater London, with some properties located outside London.

Scope of Works

  • Multi-trade internal and external refurbishment works
  • Refurbishment of adjacent communal areas
  • Asbestos refurbishment and demolition surveys, removal and encapsulation
  • Energy performance certificates (EPCs) and energy efficiency improvements
  • Landlord gas safety checks (CP12s) and associated remedial or boiler replacement works
  • Electrical installation condition reports (EICRs) and associated remedial works

The framework covers six categories of void works:

  • Inspection / Make Safe Void
  • Standard Void
  • Non-standard Void
  • Renew Void
  • Sale Void
  • Communal Void
