What is planned maintenance?

Planned maintenance is a proactive planned approach to property maintenance which anticipates issues and potential breakdowns, and schedules repairs before such failures occur. Planned maintenance programmes reduce emergencies and breakdown which may require a responsive repairs programme.

What is Planned Preventative Maintenance (PPM)?

Planned Preventative Maintenance programmes include regular ongoing checks and repairs, ensuring systems stay functional and safe. They take into account occupant lifestyles and wear and tear.

What is fabric maintenance?

Fabric maintenance covers all aspects of property maintenance apart from Mechanical & Electrical maintenance services.
It includes building assets such as roofing, external walls, windows, doors, cladding and insulation.

What are cyclical repairs?

Old and outdated assets and equipment are far more likely to fail than newer equipment. By replacing or repairing equipment before it reaches end-of-life or breakdown, property landlords and owners can help occupants to avoid disruption through sudden, unexpected failures. A cyclical repairs programme reduces costs associated with asset and equipment breakdowns.

Can you run cyclical repairs and planned maintenance programmes at the same time?

Indeed you can! Cyclical repairs and planned maintenance programmes often run in parallel.Planned maintenance monitors the wear and tear of assets on a scheduled basis to proactively avoid future outages and keep facilities in good working condition.

Planned maintenance can occur on a weekly, monthly, or annual basis. It may involve regular cleaning, checking of parts and fixing or replacing components that are becoming worn.

Cyclical repairs involve repairing or replacing assets on a set schedule as they reach end-of-life. A cyclical repair timetable will depend entirely on the individual shelf life of each asset. This could range from one to 25 years.

What are capital improvements?
