Project Details

Peabody employed Axis to replace existing high-level cladding and private balcony decking with non-combustible materials at Bridgestone House, a six-storey block comprising 27 occupied flats on Blue Anchor Lane in Bermondsey south east London.

We conducted detailed investigation reports and surveys to scope out the design. Our Exterior Recladding Works involved removing the existing non-compliant external wall systems, balcony decking and soffits, and designing and installing a new Vitradual cladding system to current building regulations standards.

We replaced timber decking on the cantilever balconies with aluminium decking. A weatherproof membrane insulated the flats during the works. Regular design team meetings were held with client’s consultants and fire officers. Covid-19 caused shortage of materials but we, with a long-established supply chain, were in a good position to order/secure materials and reduce delays in our Exterior Recladding Works programme.

Care of our Residents

To minimise disruption to residents, we phased our work programme, beginning by replacing balcony decking whilst the cladding design procedure was in progress. The team then completed the cladding to the top penthouse apartments and removed scaffolding here before renewing cladding at the main communal entrance on Blue Anchor Lane.

All the works at Bridgestone House were carried out during the Covid-19 pandemic through which Axis followed Government Guidelines:  our employees wore appropriate PPE equipment, conducted hygiene and safety checks before entering residents’ homes, carried out regular cleaning and kept non-essential personal contact to a minimum.

Our Resident Liaison Officers kept residents fully informed about the works through personal house visits, regular poster announcements in communal areas as well as via personal email and hand-delivered newsletters and took special care with vulnerable residents. Where COVID-19 restricted our Open-Door policy in our Site Offices we provided updates via Zoom meetings and were available for Out of Hours meetings.
