Axis completed a housing conversion project for Brent Council. Brent Council’s Adult Social Care programme, New Accommodation for Independent Living (NAIL), offers homes specially designed and built for residents with mental and physical difficulties. An early NAIL trial programme was so successful, Brent Council moved quickly to provide a further 50 such rooms. Each is built to a standard design within 10 properties and they utilised their existing MTC contractors, including Axis.
As part of this housing conversion project, our housing team converted six of Brent Council’s properties into Homes for Multiple Occupancy (HMOs). Larger properties are converted to create accommodation for six occupants. Each home has six individual units. We renovated each unit to fit each with an en suite wet room and WC. We also provided a hi-spec communal kitchen with appliances, communal lounge areas and a communal garden with garden buildings.
The scope of works for the project included new extensions as well as repairing the pitched roofs. Our Mechanical and Electrical team installed new central heating systems and we added new kitchens and bathrooms. We also fitted new flooring and partitioning. Our structural works included steelwork in order to create new openings. The team carpeted, painted and decorated throughout the properties and we finished by hard landscaping the gardens along with instating garden studios.
We received plenty of feedback from representatives of Brent Council:
“Axis Europe plc were committed to undertaking the work to a high standard and tight time-scales to produce properties which are a ‘Home from Home’ rather than the starker basic council house finish. Their efforts have been very much appreciated by Brent ASC who are now in the process of populating all the properties now that they have been handed over.
“It is also worth noting that at handover there were minimal snagging items outstanding, again a clear benefit of using Axis for this tranche of projects.”
