Axis wins Cladding Remediation Project at Cypress Court for Honeypot Lane Management Ltd

Axis is delighted that Honeypot Lane Management Ltd has appointed us to deliver vital fire safety remediation works at Cypress Court, a modern four-storey residential block in Brent, London NW9.

Built in 2015, the 13-metre-high building comprises multiple flats with both residential and commercial occupancy.

Following detailed Fire Risk Appraisal of External Walls (FRAEW) reports completed in 2023 and 2024, the building was found to contain combustible cladding and insulation that do not meet current UK safety standards. While Cypress Court is not classified as a High-Risk Building under the Building Safety Act 2022, the reports confirmed that remediation is essential to ensure full compliance and resident safety.

Scope of works

The Axis team will fully remove existing combustible façade materials, including veneer timber cladding and PIR (polyisocyanurate) insulation. We will replace these with A1-rated non-combustible cladding and insulation systems, alongside compliant fire-stopping and improved rainwater drainage.

The new cladding will retain the building’s original appearance while meeting strict fire safety and energy performance standards.

Key elements of the works include:

  • Removing combustible cladding and PIR insulation
  • Installing A1-rated cladding systems
  • Replacing rainwater pipes and improving façade drainage
  • Installing compliant fire-stopping to achieve effective compartmentation
  • Maintaining the building’s thermal performance
  • Completing a structural review to ensure safe fixing to the existing reinforced concrete frame

We will ensure the design does not alter the building’s height or overall form, maintaining compliance with planning requirements while preserving its architectural identity.

Minimising disruption

Resident and tenant wellbeing remains central to our approach. Axis will appoint a dedicated Resident Liaison Officer to lead communications, supported by a bespoke engagement plan including consultations, newsletters, translated materials and weekly drop-in sessions.

We will programme noisy works around residents’ needs and commercial tenants’ trading hours, with dust and noise suppression measures in place. The Axis team will maintain safe access routes at all times.

We will phase scaffolding to minimise disruption and carry out regular inspections to ensure full compliance with CDM and Work at Height Regulations. Axis is working with trusted local supply chain partners to secure timely material delivery and reduce programme risk.

Project outcome

On completion, the Cypress Court remediation works will deliver a safe, compliant and energy-efficient living environment, free from combustible external materials. The project represents a significant investment in fire safety and supports the Government’s commitment, through the Homes England Cladding Safety Scheme, to improving the safety and resilience of residential buildings across the UK.
