Our damp and mould process
Damp and mould present risks to residents’ health and the condition of buildings. Our damp and mould process ensures every reported issue is managed consistently, promptly and in line with current housing regulations, including Awaab’s Law.
Report and identification
As soon as a tenant or building occupant reports damp, mould or condensation, the issue is logged in our tracking system and assigned a unique case number. An initial check is carried out to identify visible indicators, including:
- Mould growth or staining
- Damp patches on walls or ceilings
- Musty odours
All reports are recorded to ensure full traceability from first notification through to resolution.
Triage and risk assessment
Each case is assessed to determine urgency and potential impact. Priority is given to higher-risk cases, including those affecting multiple rooms, presenting a health or structural risk, or involving vulnerable occupants. Where a case is identified as high risk, an inspection is prioritised in line with regulatory requirements, typically within 10 days.
Survey and inspection
A qualified surveyor attends the property to identify the root cause of the damp or mould, which may include condensation, water ingress, inadequate ventilation or structural defects. The inspection includes:
- Taking moisture readings
- Assessing building fabric and ventilation systems
- Recording affected areas with photographic evidence
All findings are documented to support accurate diagnosis and informed decision-making.
Specification of works & product selection
Following the survey, a detailed specification of works is produced based on the identified cause and level of risk. This ensures the correct remedial approach is selected and applied consistently.
Where mould treatment is required, we use trusted MGC systems. This typically includes a mould-killing treatment, followed by a bonding solution and a protective fungicidal coating, particularly in high-risk condensation areas. Product selection and application are recorded to support audit and regulatory compliance.
Remediation and works execution
Remedial works are carried out by our team in line with the agreed specification. Works extend beyond visible mould to reduce the risk of recurrence and may include:
- Repairing leaks and sources of water ingress
- Washing and stripping wallpapered surfaces
- Removing damaged plaster and repairing affected substrates
- Completing structural repairs, such as drainage improvements, damp proof course repairs or membrane reinforcement
- Installing ventilation systems or dehumidifiers where required
- Redecorating with fungicidal paint coatings
Verification & clearance
Once works are complete, a final inspection is carried out to confirm the issue has been fully resolved. Moisture readings are retaken, ventilation systems are checked, and all remedial actions are verified.
A clearance certificate is then issued to the resident or occupier for their records. Full records of inspections, treatments and products used are retained to provide a clear audit trail and support ongoing compliance.
