We’re proud to announce that Axis has been shortlisted for the NHMF 2026 Best Resident Impact Award for our work with L&Q at Lewisham Park Towers in London. This recognition highlights the meaningful difference our approach made to the lives of residents during a major improvement programme.
The NHMF award recognises exceptional projects that deliver meaningful engagement and positive outcomes for residents. At LPT, we led our resident-first approach where we prioritised transparent communication, personalised support and strong on-site engagement, ensuring residents felt listened to and supported throughout the programme. Our project was also recognised from Tpas (UK’s leading tenant engagement experts) for our resident-first approach for genuine tenant engagement.
Project & Innovation
Our works transformed three 17-storey tower blocks through an engagement-led retrofit programme that put 240 residents at the centre of every decision. Our comprehensive retrofit works includes external wall insulation, 900 new windows and an innovative biomass-based roof system.
We introduced a resident-centric delivery model during major works to occupied homes. Innovation focused on transforming the resident experience through:
- Resident Liaison Officers: Three on-site RLOs offering personalised assistance, language support, and tailored engagement to every household. This approach shifted residents from passive to active, achieving a 92% resident satisfaction.
- Residents Hub: Offering respite, workspace, activities and daily support.
- Bespoke Digital Platform: Providing real-time updates, appoint booking and direct communication.
Benefits & Impact
- Residents: Over 50% energy-bill reductions, improved comfort and wellbeing, reduced noise stress, and inclusive communication through the Hub, app and RLO support.
- Client (L&Q): Strong resident relations, zero complaints, verified EPC uplift, and reduced future maintenance risk.
- Axis: On-time, on budget delivery supported by resident cooperation and proactive problem-solving.
- Community: Social value projects including memorial garden restoration, recycle days, health and learning workshops, youth activities, and long-term community space improvements, building trust and community cohesion.
Financial Value
Residents save £199 per year, totalling £1.2m over 30 years across the community. L&Q benefits from reduced maintenance, improved building lifespan, future-proofed performance. Savings are independently verified through EPC assessments, thermal testing and resident feedback.
Sector Relevance
The engagement model such as on-site RLOs, digital communication tools and a community hub is fully scalable and aligned with sector expectations for stronger, resident voice. It supports delivery of retrofit and decarbonisation programmes while maintaining high satisfaction and commercial efficiency. The approach provides a practical, replicable framework that builds trust and delivers long-term social, environmental and economic value.
