Fire Remediation and Recladding Project in Private Block of Apartments

Managing Agent Parkgate Aspen contracted Axis to conduct a fire remediation project at O Central in Lonon’s  Elephant and Castle: specifically to remove the existing cladding systems and replace with a new system that will provide improved insulation and fire safety performance as well as appearance.

Works here are ongoing and include:

  • Pre-condition surveys
  • Specialist scaffolding
  • Stripping of former cladding
  • Installation of EWI
  • Installation of rainscreen panels and insulation boards
  • Rendering and topcoat

Because of O Central’s proximity to the railway, particularly affecting the apartments in the east elevation, we had to liaise closely with Network Rail, holding several meetings with them and submitting plans and documents for approval prior to building the scaffold.

We also had to secure a Basic Asset Protection Agreement (BAPA), which ensured that our works cause minimal disruption to rail operations.

The presence of a substation, ensuring efficient and safe transmission and distribution of electricity, which was located in the basement, meant we also had to liaise closely with UK Power Network (UKPN).

Our contact with our leaseholder residents is regular and ongoing via newsletters and meetings: especially when our operatives had to conduct noisy works late at night so as not to interrupt Network Rail’s schedules, and when we had to access residents’ apartments and balconies.

Our efficient schedules, with 40 operatives on site, and scaling of works – which ensured that Levels 3, 4, 5, 6 and 7 of the West Elevation are complete and handed over – have endorsed our good relationship with our client Parkgate Aspen and with consultants Bennington Green

O-Central is a mixed-use housing scheme development which features 153 privately-owned flats over 8 levels, and eight residential units on the ground floor along with 11 commercial units, and six industrial units adjacent to the building.

Located in Crampton Street, O Central was built in 2005, its high-quality design exemplifying the regeneration of the whole of the Elephant and Castle in the borough of Southwark south east London.
