Axis Wins 2 Lots on Southern Housing’s Capital Investment Works Framework 2026–2046

Southern Housing has appointed Axis Europe to deliver two Lots on its 20-year Capital Investment Works Framework, running from 2026 to 2046.
The framework has a total value of up to £2 billion and is split across 10 regional Lots, representing a long-term strategic investment in the upgrade and maintenance of Southern Housing’s social housing stock across London, Kent and Sussex.

Axis won: Lot 2 – London South External Works; and Lot 7 – London South East Internal Works:

Lot 2 – London South External Works

Value: £246.2m
Scope of works:

  • Replacement of windows
  • Roofing works
  • Replacement of non-fire doors
  • Associated external works
  • Localised fire safety works linked to component renewal
  • Non-SHDF retrofit measures where required

  • Berkshire

Lot 7 – London South East Internal Works

Value: £239.6m
Scope of works:

  • Kitchen replacements
  • Bathroom replacements
  • Associated internal works
  • Localised fire safety works linked to component renewal
  • Non-SHDF retrofit measures where required

Locations:

  • London

Across both Lots, Axis Europe will act as Principal Contractor and Principal Designer, meeting all requirements under the Building Safety Act and CDM Regulations.

Framework Overview

Southern Housing appointed six specialist contractors across 10 operational Lots:

  • 4 external Lots covering roofs, windows and doors
  • 6 internal Lots covering kitchens and bathrooms

Contract Duration

  • Contract start: 1 May 2026
  • Initial term: 10 years (to 30 April 2036)
  • Potential extension: Up to 2046
  • Total duration: Up to 20 years
