Project Details

Wrexham County Borough Council appointed Axis to carry out a contract of void property services and refurbishments to their Council Housing properties in North Wales.

Wrexham Council awarded the work in three separate lots and tenderers were invited to bid for a maximum of two. Our team secured both lots 2 and 3. We met the tender criteria of Most Economically Advantageous Tender based on Price (60%) and Quality (40%). Our contract included 8,900 properties of varying types: one-bedroom flats, two-bedroom bungalows and four-bedroom houses. Our Axis Midlands office conducted the works between April 2016 and April 2018.

We took on a scope of refurbishment works as part of our void property services. The project included bathroom and kitchen replacements or upgrades with electrical rewiring. We also installed new plumbing and central heating (including full boiler installation) and drainage. Our redecorations saw wood and plasterwork finished to a high standard. We replaced windows and external doors, as well as carrying out full painting and decorating works.

The value of this contract, which is shared between the contractors (up to three) appointed onto the Framework, is:

Lot 2 Individual property works £10-£20,000, indicative annual value of £600,000 pa.

Lot 3 Individual property works £20-£40,000 indicative annual value of £900,000 pa.

Axis signed up to Wrexham Council’s community benefits and Welsh language schemes. This meant that any communications with the public were in two languages, English and Welsh. Axis has experience of working on similar voids including Sandwell, WHG, Riverside, Optima and Stonewater.
