Axis completed a tower block refurbishment project which included extensive external repair work prior to a full fit-out and decoration phase. Leyton Green Towers is located in Leyton, within the borough of Waltham Forest.
To start, our housing team cut out and removed all of the existing metal Crittall frames, from roof level to the first floor, that enclosed the stairwell. We examined, treated and removed any asbestos found within the property. We also inspected the concrete and repaired it to ensure the structural integrity of the block. It also helped to achieve maximum efficiency for the new window system that our team installed.
The contract included new curtain walling. Our team had the curtain walling designed, manufactured and installed without causing any disruption to the residents that remained living in the flats throughout the project. The partitions in the lobby were also not fire compliant. Therefore, we removed and replaced them, which also freshened up the area that separates the lobby from the stairwell.
For minimal disruption, jobs were carried out on a storey-by-storey basis. Our team took on the interior decorative works in tandem with the external Crittall frame replacement work. To finish the tower block refurbishment, we prepared and redecorated surfaces accordingly with a bright and consistent colour scheme throughout.
One of the project challenges was to keep a high level of resident satisfaction during the project. We always maintained communication with the residents by organising and hosting regular meetings to hear about their worries and concerns. We also took residents into consideration by carrying out work within a strict time frame. Our team communicated the information to residents to ensure they were always aware of the times in which workers would be active on the site.
