As a trusted repairs and maintenance provider for the social housing sector, Axis delivered a refurbishment of a fire-damaged two-bedroom flat at 22 Goldcrest House, London, on behalf of our client, L&Q.
Under our partnering contract, works commenced with a full strip-out of all materials affected by fire damage. This included the removal of fire-damaged walls, ceilings, and flooring, along with all fixtures, fittings and furnishings that had been contaminated by smoke and soot. A specialist deep cleaning and decontamination process was undertaken to eliminate smoke residue and odours throughout the property.
Following the cleaning and decontamination, the structural elements of the flat were assessed to ensure it met current safety regulations. Mechanical and electrical systems, including wiring, plumbing, and heating were evaluated and replaced. Fire-stopping services were implemented to prevent the spread of fire, such as new insulation and plasterboard were installed across all windows and ceilings to reinstate the internal structure.
The property underwent a full internal refurbishment, including redecoration, new flooring in every room, and the ceiling was replaced, along with upgraded fire compliant balcony doors. The flat was deep cleaned and finished to a high standard, bringing it back to a safe, habitable condition, fully aligned with current fire regulations and fire stopping requirements.
