Axis was appointed as a main contractor to deliver major refurbishment across Walsall Housing Group’s stock of 20,000 homes. We worked with the client to agree on a scheduled specification for collective groups of properties, working on 16-18 blocks at a time.
We ensured a daily liaison with WHG’s surveyors, this allowed the programme to remain on target. We also provided the full electric and gas certification to the client. The team issued roofing guarantees of 10-20 years and paint guarantees of five years to each property on completion.
Our team found the presence of bats in some of the roofing, which meant close liaison with a Bat Ecologist. We minimised the costs and delays by appointing additional teams of roofers so that work could continue concurrently. Our supervisors and RLOs remained in close contact with residents throughout, which saw our resident satisfaction figures at 98.7%.
The housing team created a fresh look whilst improving the efficiency and security of the buildings. We had an internal and external scope of works as part of the full major refurbishment remit. We worked externally on roof repairs and renewals as well as installing door entry systems. Also, we provided window replacements, render repairs, landscaping and fencing. Our internal work included all of the mechanical and electrical elements. We then replaced fire doors and introduced FRA works. Our internal decorating used the appropriate class O products.
