Project Details

Axis completed an office reinstatement works programme on behalf of the Crown Estate, in the prestigious and busy district of Piccadilly Circus. Our team successfully completed the project within a fully occupied building and a live working environment.

We took on a range of jobs within the scope of the project. We started with the reinstatement, repairs and redecoration of the full interior office accommodation, located on the second floor of Venture House. This included the removal of all the previous tenants’ installations such as the plasterboard, glazed and stud partitions. We also removed the M&E and floor finishes, before transforming the space back to its original state. The team added small power and lighting installations as well, to complement the new office configuration.

The second phase of the project involved the external refurbishment to buildings on Regent Street, Glasshouse Street, and Swallow Street. We began by cleaning and restoring the Portland stone façade, and moved on to all road facing windows and enclosed light wells. Our team erected a design scaffold to enable easy access to the repairs work. We removed the paint finish to the stone on the exterior 5th storey. The bricks and stone were then cleaned according to the Crown Estates guidelines.

We rubbed down all metal and timber windows to their original condition, before repairing and repainting them. Our commercial team also carried out the roof works to Glasshouse Street, including repairs and reinstatement of the guttering system as well as renewing the lead flashing.

Project Challenges

One of the challenges in this office reinstatement works project was the location. Works took place at the busy Piccadilly Circus area of London, so our team carefully planned and liaised with the client to avoid disruption. This was essential to co-ordinate the works and, in particular, the delivery and waste disposal aspects. We successfully delivered the works on time and within budget.
