When carrying out a complete roof replacement project, it’s important to choose a roofing system that works for the style and functionality of the property. Some types of roofing materials may be more suitable for a building than others.
During the planning stage, we work closely with our clients, factoring in their property type, requirements, budget and timeframes and give professional advice, helping to advise on the most suitable type of roofing for their property.

The cost to replace a commercial roof will vary and depend on the requirements of the project. The size of the roof, the materials used and the work required will have the biggest impact on roof replacement cost. Axis will carry out an initial survey, which will give an indication of the project requirements and estimated costs.
We offer a range of roofing materials to suit different budgets and roof types. Of course, some materials are more expensive to resource and time-consuming to install than others. For example, single ply materials are often less expensive and can be installed more quickly than other materials.
Once a suitable roofing material has been chosen, we’ll measure the square footage of the roof to calculate the resources, equipment, materials required.
We’ll also need to assess what is underneath an existing roof structure to find out what building and structural repair or maintenance work will be required as part of the roof project. For example, if the pre-existing roof structure has been prone to leaks, there may be significant water damage to structure features hidden underneath the roof. These issues will need to be rectified, replacing old, worn and damaged components, to ensure that the new roof is safe and protective to structural elements below.
The size and types of property will also affect the overall cost of roof replacement. This will also impact the access to the roof. Taller, multi-storey or sky-rise buildings require additional resources and specialist expertise and equipment, such as cranes in comparison to two-story buildings whilst would require scaffolding.
Roof repairs are often significantly less expensive in the short term than complete roof replacement, however, there are many cost-saving benefits when opting for a complete roof replacement.
The roof is one of the most crucial components of any building. When problems arise, it’s important to address them quickly. Any damage or faults to a roof structure could impose health and safety risks to occupants, residents or the public and cause long-term damage to property.
We provide emergency roof repairs to damage caused by storms, high winds and heavy rain. Cyclical repair work, or roof restoration, may be required to rectify damage caused by weather, UV or previous poor work. This can be a highly effective solution for protecting a property from the elements and ensuring a safe and visually appealing aesthetic appearance in the long term.
However, in some circumstances, a complete replacement of an existing roof may be the preferred option. Re-roofing is carried out when a property requires a completely new roof structure. Whilst more work and higher initial costs are associated with complete roof replacement, it is often considered the most appropriate and cost-effective long-term solution for an older or severely damaged roof.
When deciding whether to repair or replace a roof, here are a few factors that clients should consider:
Level of damage
If a roof is damaged due to a fire, adverse weather conditions, water or an accident it may be beyond repair. Often a complete replacement is required. If a client is experiencing ongoing problems associated with widespread roof damage, complete roof replacement may be the best option. However, when damage is more localised, repair and cyclical maintenance may be the most suitable option.
Energy efficiency
Older roof structures are renowned for their poor energy efficiency performance. Whilst an older roof may not be necessarily damaged, clients wishing to improve the sustainability and energy efficiency performance may opt for roof replacement over repair.
Other things to look out for:
- Misshapen roof
- Chimney flashing replacement
- Daylight coming through the roof
- Movement of shingle into the gutters and roof valleys

Each roofing project comes with its own specific set of requirements, based on a pre-existing roof structure and the desired outcome of the project.
In some circumstances, it may be possible to overlay an existing roof deck with single ply. It will depend on the existing condition of the roof deck.
An initial visual inspection, followed by a roof survey would be required to determine whether it would be appropriate to do so.
Roof conversion commonly involves a change in the roof structure and shape from a flat roof to a pitched roof or vice versa. However, it is more common to see flat roofs converted into pitched roofs.
Many property owners convert from flat to pitched to improve the aesthetic appearance of their building, create additional space or add value to the property. Additionally, pitched roofs are generally extremely energy efficient and, when well maintained, have a long lifespan due to the fact they can withstand harsh weather conditions and drain more easily than a flat roof structure.
Planning permission must be obtained and building regulations need to be met when converting any roof structure, whether it be for commercial or domestic use.
Contrary to many believes, roofing projects can be completed all year round. However, it’s important to note that weather conditions and temperature at the time of roof replacement or repair can impact the time and cost of the process. For example, in colder conditions, some materials can become more brittle, making them harder to be laid which can lengthen the time needed on the project.
Adverse weather conditions, such as high winds, heavy rain and a lightning storm, impose a significant risk to those working at height. We place great importance on keeping our people safe and monitor and manage the risks accordingly.
All of our roofing contractors are fully trained in working from height. This ensures that they have the knowledge and understanding to identify unsafe working conditions caused by weather.
When weather conditions impose a risk and are deemed unsafe, all work carried out at height will be postponed until safe to work again. On such occasions, we’ll always keep our clients fully informed of changes to their projects schedule.
Maintaining and cleaning guttering is essential for avoiding leaks that could cause damage to the structure and inside of a building.
Axis provides a rainwater goods cleaning and maintenance service which includes gutter and downpipe cleaning. We use herbicides and specialist gutter cleaning equipment to remove moss, leaves and foliage from trees.
Lead work and flashing prevents the passage of water into a roof structure from vulnerable or exposed joints. Essentially it works to waterproof a building and protect it from the elements. It exists on most roof structures and should be repaired quickly when damage is noticed.
Our team of roofing specialists can repair or conceal lead flashing, including apron and step flashing around chimneys, abutting brickwork on flat roofs, around windows, vent pipes, walls that abut roofs, and window and door openings.
A roofing survey will enable us to identify the required works, materials and time allowance required to complete lead and flashing work.
