Royal Borough of Greenwich appoints Axis for 5-year Major Capital Works Programme

Via a mini-competition off the South East Consortium’s Internal and External Building Works Framework (major refurbishments projects greater than £1m per annum), The Royal Borough of Greenwich (RBG) appointed Axis as one of three contractors to deliver their  Major Capital Works Programme. This is a 5-year, long-term renewal improvements programme due to commence in October 2023.

Specification of works within the Major Capital Works Programme include:

• Cyclical decorations
• Communal doors and front doorsets
• Electrical installations including rising and lateral mains, smoke alarms, fire alarms and emergency lighting
• Repair and replacement of roofs
• Repair and replacement of windows
• Repair and replacement of cladding
• Concrete repairs
• Heating and hot water schemes
• External works and landscaping
• Structural and environmental improvements
• Zero carbon and energy efficiency
• Building and fire safety works

Retrofit and EEMS

RBG is prioritising energy efficiency measures and retrofit/decarbonisation work (including efficient building fabric, improved ventilation, space allowance for heat-pumps and PV). Their current retrofit programme includes:

• Social Housing Decarbonisation Fund  (SHDF) from Department for Energy Security & Net Zero (DESNZ): £21m programme across 665 homes.
• 10-year programme to upgrade communal heating systems – replacement of communal boilers with heat pumps and installation of fabric-first retrofit measures
• Targeted retrofit programmes to high priority estates to form part of Major Capital Works Programme

The Royal Borough of Greenwich is an Inner London borough in the south east  of the capital bounded by the London Boroughs of Bexley, Bromley and Lewisham. Across the River Thames to the north lie the boroughs of Tower Hamlets, Newham and Barking and Dagenham

The Major Capital Works Programme has divided the borough into three areas:

• North – Peninsula, Woolwich Riverside, Glyndon, Thamesmead Moorings, Plumstead, Abbey Wood
• South – Greenwich West, Blackheath Westcombe, Charlton, Kidbrooke with Hornfair, Eltham West
• South/East – Middle Park & Sutcliffe, Coldharbour & New Eltham, Eltham South,, Eltham North. Shooters Hill, Woolwich Common
