Axis was employed by L&Q for a tranche of external cyclical maintenance works at Stonewall and Winsor Terrace properties in Beckton, East London.
The site consists of around 140 housing properties (1980-2000s), housing over 500 residents. We have worked in partnership with L&Q for the past 10 years, having just completed the Cray project which entailed works across 87 Properties.
Axis carried out a host of external improvements to the properties, including the installation of 320 new doors, both front and back. We also installed 940 windows and provided 8 roof replacements across the site.
The team carried out works to rainwater goods on the housing. These included repairs to fascias, soffits and guttering with downpipes. We installed haki staircases which were used to safely carry out AIB removal to soffit areas to the homes.
The external cyclical maintenance works was planned across 4 phases, which began at the Stonewall properties and ended on Winsor Terrace. The project came with multiple challenges, including the rescheduling of works when tenants were out.
Axis took care to accommodate all residents, including a home visit to one family with an autistic child. We put a plan in place to ensure minimal disruption to their child’s routine when constructing scaffolding around the property and installing windows and doors.
