Axis is making strong progress on a major cladding remediation project at Cypress Court, a four-storey residential building in north west London.
Appointed by Honeypot Lane Management Ltd, Axis is delivering essential fire safety remediation works to remove combustible external materials and replace them with compliant, non-combustible systems.
The £5.25 million project began in February 2026 and is scheduled for completion in Spring 2027.

Axis is removing the existing timber cladding and PIR insulation before installing A1-rated non-combustible cladding and insulation systems, alongside compliant fire-stopping and improvements to façade drainage.
The exposed brickwork will remain, while the new façade system will retain the building’s original appearance. The works also include waterproofing to balconies and minor internal remedial works.
Delivering vital fire safety remediation
Fire Risk Appraisal of External Walls (FRAEW) reports completed in 2023 and 2024 identified combustible cladding and insulation at Cypress Court. Our remediation programme is designed to address these materials and improve the building’s fire safety performance.
This means Axis is working directly in the homes of the people who form the client organisation itself.
A dedicated Resident Liaison Officer is leading communications, supported by consultations, newsletters, translated materials and weekly drop-in sessions. We programmed noisy are carefully around residents and commercial tenants, with dust and noise suppression measures and safe access routes maintained throughout.
Working closely with a resident-led client
Resident care is particularly important on this project because Honeypot Lane Management Ltd is a board made up of leaseholders who live within the building.
Once complete, Cypress Court will have a new non-combustible façade system, compliant fire-stopping and improved façade drainage. Playground areas will also be reinstated as part of the programme.
The project demonstrates Axis’s experience in delivering complex cladding remediation and fire safety works within occupied residential buildings, with resident engagement central to successful delivery.

The project is currently progressing on site, with the Axis team continuing the recladding and associated remediation works.
