Project Details
Our five-year contract focused on social housing stock in the London Borough of Hammersmith & Fulham and in the Royal Borough of Kensington & Chelsea. It is estimated that we will have refurbished and repaired 385 blocks upon completion of this contract.
Our team had a scope of exterior works to take on within the remit of our cyclical repairs. This included roof works (and leadworks to dormer roofs and loft insulation); repair and painting of timber windows; replacement of some windows with double glazed uPVC/timber windows; brickwork and rendering repairs, cleaning and painting; and guttering and pipework repairs.
We applied preservative to wood fences and gating, and we painted metal fences, gates, balcony balustrading as well as pigeon spies. We also demolished and rebuilt boundary walls; while landscape clearance works saw us remove small trees, bushes and shrubs for replanting.
Our full internal refurbishment work in the communal areas included painting, decorating and repairing entrance lobbies and corridors. Our team renewed flooring, stripped wallpaper and wall covering (including polystyrene ceiling tiles); as well as replaced the existing carpets. We also renewed stair spindles. We installed full plumbing and electrics in some properties, with kitchens and bathrooms replaced.
Project Challenges
One of the challenges was the specialist treatments like brushing, washing down and applying one coat of silicone-based water repellents to brick or rendered surfaces of walls. We cleaned any graffiti and applied anti-graffiti paint alongside anti-vandal and anti-climb paint.
Our team ensured that all homes remained occupied throughout the five-year programme. As the surrounding areas comprised residential areas and public pavements, parking areas, roads and local shops – we kept disruption to a minimum for residents and visitors to the area.
