Project Details

Brodick House, on the St Stephens Estate in Bow, London E3, is a 22-storey high rise tower of 130 flats, constructed in 1968 of precast concrete panel construction.

We began the project with Phase One, by improving the central heating and water systems within the 130 flats. As gas is not allowed in the building, we installed a new boiler house and a new Heat Interface Unit (HIU) which allows water to be pumped across the street. This provides heating and hot water to all flats. We also implemented a boosted water system to provide better water pressure for all flats across the 22 floors.

Our housing division then entered Phase Two. We focused on internal and external improvements alongside maintenance and decoration. Our specialist team removed or treated Artex walls, tiles and ceilings that contained asbestos. Next, we refitted the corridors and entrance with fresh tiling, flooring and ceilings to provide a cleaner and more welcoming environment for residents. The team then installed new doors for better security and a more appealing look.

We installed External Wall Insulation and our FRA works here included a management assessment and remedial installation works. We also installed a new guttering system on the outside of the building to provide better and more effective drainage to the balconies. Our team then fitted new windows, doors and a new roof to improve the external look and energy performance of the building. Outside of these planned phases, each flat was fitted with a new kitchen and bathroom prior to the commencement of the contract.

Project Advantages

While our works were ongoing, residents continued to occupy the flats. Our Resident Liaison Officers ensured all parties were well informed and supported throughout the process. The team also attended regular meetings with the residents during the planned improvements, to update them on the progress of the works, answer any questions and hear any concerns and suggestions.
