We were appointed by Guardian Surveyors for a programme of rooftop repairs and maintenance works, at Altior Court. Altior Court is a fully occupied, detached, purpose-built block of flats contained within its own grounds in north London’s Highgate area. The project also included some external decoration work.
The scope of works took place on both the terrace and penthouse roofs. We demolished the brick planters on the perimeter, stripped and removed the existing waterproofing, and installed new Roof Systems (reinsulating and felting). Our Housing Team also added Spartan tiling whilst supplying and fixing a new railing system to match the existing design. This was powder coated in a colour of the residents’ choice.
Our team continued rooftop repairs and maintenance with surface water drainage. We safely removed and disposed of the existing fascias, which were found to contain asbestos, in accordance with industry guidelines. We renewed broken or defective balconies and we cleaned existing Promenade tiles, then set aside for re-use. The team replaced all communal stairwell windows to the front of the building with white uPVC double glazing. We also replaced the top roof light with a skylight AOV vent.
Our team raked out and repointed the brickwork. We replaced gutters and downpipes with uPVC alternatives prior to painting the exterior rendered areas. Finally, we repaired the front retaining wall by excavating groundwork with concrete application to supporting steel posts. We rendered the wall, as well as dry-dashing and painted it to match the existing wall’s materials and style.
Rooftop maintenance on the terrace and penthouse roofs included the installation of new Roof Systems and removing defective balconies.
