FAQ

What is Cat A and Cat B fitout?2021-06-21T22:11:36+01:00

Category A fit out is the process of taking an interior space from the shell and core state and turning it into a blank canvas. By the end of the Cat A phase, all construction and essential work will be completed. The interior space will be at a stage where it can be moulded for a variety of purposes and functions, whether that be an office space, studio or conference room. Category A fit out can include the mechanical and electrical installation such as heating, aircon and lighting, raised floors, suspended ceilings, fire detection systems and toilets.

Category B fit out follows the cat a fit out stage. From the blank canvas provided by the Cat A fit out, the Cat B fit out involves creating a functional internal space tailored to the requirement of its users. During the Cat B phase, contractors such as decorators and painters will be adding decorative features that reflect the businesses branding, character and values. Category B fit out generally includes installing partitioning to create breakout rooms, meeting rooms and offices, fitting kitchen areas, floor fitting, furniture, doors and specialist lighting.

What is the difference between fit out and refurbishment?2021-02-18T16:15:44+00:00

A fit out is the complete process of repurposing space and creating a new office space. It involves multiple stages, starting with the shell and core fit out, through to cat a and cat b fit out. Refurbishment, on the other hand, involves making changes and renovating an existing office space. It generally includes painting and decorating work.

Can my office be refurbished without affecting my business?2021-02-18T15:58:56+00:00

Axis always aims to carry out decorating and refurbishment work with minimal disruption to your business. In most cases, we can complete projects with little to no effect on day-to-day operations. However for more complex refurbishment work, or projects where we require an empty or vacated space for health and safety reasons, we will work with you and your timeline to ensure that you can plan ahead.

What kind of work does a facilities maintenance provider do?2021-02-18T15:57:46+00:00

The types of work carried out by a facilities maintenance provider is generally split into one of two groups; hard or soft maintenance. Hard services relate to a property’s hard and physical structure and facilities that are required to keep the building safe and in full working order. These can include the repair and maintenance of air conditioning, lighting, fire safety features, plumbing and internal and external decor and refurbishment.

Soft facilities include non fixed assets that assist in the day to day maintenance, comfort and safety of the building. This can include implementing pest control, cleaning, waste disposal as well as furniture, grounds and IT equipment repair and maintenance.

Facilities maintenance is considered a far more cost effective and energy efficient approach to running a commercial or public sector building as regular surveying, maintenance and preventive repairs reduce the need for emergency repairs which can be costly and disruptive.

What is facilities maintenance?2021-02-18T15:55:21+00:00

Facilities maintenance involves managing and maintaining a property’s structural features, hardware systems and interior and exterior appearance. It is generally a service provided as part of a wider property maintenance service. Many acknowledge that facilities maintenance plays a vital role in maintaining the quality, aesthetics, safety and utility of commercial and public sector properties so that day to day operations can continue without disruption.

Examples of properties that often use property maintenance companies to carry out their facilities maintenance include offices, public sector buildings such as police stations, council offices and hospitals, as well as education facilities such as universities and schools.

What is fabric maintenance?2021-02-18T15:53:09+00:00

Fabric maintenance is the process of managing the ongoing repair and maintenance of a building’s structural features and assets but does not include mechanical and electrical work. This can include flooring works, painting and decorating, drainage and plumbing, ceiling and window maintenance, door and access repairs as well as joinery and tiling work.

What are the benefits of property maintenance services?2021-02-18T15:51:51+00:00

Many landlords, property owners, businesses choose to outsource property maintenance work to a building maintenance company because of the many benefits this approach has to offer.

Property maintenance services provide a cost-effective solution for managing wear and tear, as well as the long term investment into a property’s condition. Maintenance and preventive work helps to reduce the need for emergency repairs, which can be costly, inefficient and disruptive to commercial operations. A commercial property that is well maintained can also run on reduced energy costs and is more operatively sustainable.
Maintaining a commercial property takes time, but for health and safety reasons, it’s important to stay on top of a property’s upkeep. A company providing a commercial property maintenance service will take the stress out of managing day to day repairs and maintenance work, ensuring the building is safe and functional for its users.

A commercial property maintenance provider will also be well connected with a supply chain that has the broad and acute skills and expertise required for managing the building’s many assets, structural features as well as compliance requirements. Business owners and managers can focus their attention on business matters, rather than spending time sourcing and managing a number of contractors.

What is commercial property maintenance?2021-02-18T15:50:44+00:00

Commercial property maintenance is the ongoing process of managing the general upkeep of a property that is used for commercial purposes. It plays an integral role in ensuring that a building continues to remain functional, safe, comfortable and aesthetically appealing for its users which may include directors, employees, partners and clients.

Commercial maintenance covers a broad spectrum of emergency and planned repair and maintenance services. The types of work that can be fulfilled by a building maintenance contractor include fabric maintenance, facilities maintenance and mechanical and electrical maintenance.
